1. Who we are

Casas e Terrenos is the website of Telmo Lobo and Paula Caldeira for advertising properties for sale. The controller of the personal data described in this policy is Telmo Lobo. For any question about your data, you can contact us at telmocaldeiralobo@gmail.com or by phone on 934 375 101 (Telmo Lobo) and 924 326 721 (Paula Caldeira), calls to a Portuguese mobile network.

2. What data we collect

The website has no forms or user accounts. We only process your personal data if you contact us, by WhatsApp or phone:

• Name and phone number;
• What you are looking for or the property you are interested in, including a request for us to let you know when a similar property comes in;
• Any other information you choose to share in the conversation.

The hosting server also automatically logs technical browsing data (IP address and browser type) to keep the website secure and working. We do not use these logs to identify visitors.

If you use the location button in the search, your browser will ask for permission. If you allow it, your approximate position is used only on your device, to fill in the name of the nearest place: it is not sent to us or stored. The list of places uses data from GeoNames (CC BY 4.0 licence) and Wikidata.

3. What we use your data for

Your data is used only to:

• Reply to you and give you information about the properties;
• Let you know when a property like the one you are looking for comes in, if you have asked us to;
• Meet legal obligations if a sale goes ahead;
• Understand, in aggregate, how the website is used (visits, most viewed properties, where visitors come from), with Google Analytics, if you accept the statistics cookies;
• Keep the website secure and working, in the case of technical browsing data.

We do not sell or pass on your data, we do not send advertising unless you ask, and we do not make automated decisions about you.

4. Legal basis for processing

The processing of your personal data is based on the following grounds under the GDPR (Regulation (EU) 2016/679):

• Pre-contractual steps at your request (Art. 6(1)(b)): when you contact us about properties or ask us to let you know;
• Legal obligation (Art. 6(1)(c)): when the law requires us to keep data, for example in a sale;
• Legitimate interest (Art. 6(1)(f)): for technical browsing data, needed to keep the website secure;
• Consent (Art. 6(1)(a)): for the map and statistics cookies described in section 7.

5. How long we keep your data

• Conversations and contacts: up to 12 months after the last conversation, unless the law requires us to keep them longer;
• Google Analytics statistics: for the retention period set in the Google Analytics account, up to 14 months;
• Server technical logs: for the period set by the hosting provider.

6. Who we share your data with

Your data is not sold or passed on to third parties for commercial purposes. It may be processed, only as far as necessary, by the following services and entities:

• Hosting provider (Hostinger): where the website and its technical logs are hosted;
• WhatsApp (Meta): if you choose to talk to us on WhatsApp, the conversation goes through that service, under its own policy;
• Google: the map on the property pages is Google Maps and the visit statistics are Google Analytics; each one only loads if you accept its cookies (section 7);
• TikTok and Facebook: the website links to our profiles, and data is only exchanged with these networks if you click the links;
• Competent public authorities, when required by law.

7. Cookies

The website does not use its own cookies or advertising cookies. The only services that may store cookies are Google Maps, in the map on property pages, and Google Analytics, for visit statistics.

On your first visit we ask whether you accept these cookies, with the options Accept and Decline. Until you choose, and if you decline, the map and the statistics do not load and nothing is sent to Google. In the Cookies tab on the side of the website you can change your choice at any time and accept only one of the two.

The exact names and durations of the Google cookies are decided by Google and may change. The current list is at How Google uses cookies. You can also manage, restrict or delete cookies in your browser settings.

8. Your rights

As the data subject, you have the following rights, which you can exercise free of charge at any time:

• Access: find out what data we hold about you;
• Rectification: correct inaccurate or incomplete data;
• Erasure: ask for your data to be deleted, unless there is a legal obligation to keep it;
• Restriction: restrict processing in certain circumstances;
• Portability: receive the data you gave us in a structured, readable format;
• Objection: object to processing in the cases provided for by law.

To exercise any of these rights, send an email to telmocaldeiralobo@gmail.com or a message to one of our numbers. We reply within one month at most.

You also have the right to lodge a complaint with the Portuguese Data Protection Authority (CNPD): www.cnpd.pt.

9. Security

WhatsApp conversations are end-to-end encrypted by WhatsApp itself. We do not share your data beyond what is described in section 6.

10. Transfers outside the EU

Some of the services listed in section 6, namely Meta (WhatsApp, Facebook), Google and TikTok, may process data outside the European Union, under their own policies.

In the case of Meta and Google, transfers to the United States take place under the safeguards provided for in the GDPR, namely the participation of these companies in the EU-US Data Privacy Framework and/or standard contractual clauses approved by the European Commission.

This policy may be revised whenever the way we handle data or the applicable law changes. The current version is always available on this page, with the date of the last update.
